Acquisition: Student Accommodation

Adviser for the Forward Fund of a 774-bed student accommodation development in Belfast, Northern Ireland. The development will cater to the students at the new £250m city-centre Ulster University campus of 75,000 sqm and 15,000 students. The transaction represents the second deal completed by Atrium in Belfast with a total of 1,248 new beds. The funder is a global asset manager with over US$200bn of assets.

Atrium, through its long-term relationship with the developer, aligned the strategic interests of the Funder and the Developer to deliver the off-market transaction. The development is set to open in September 2018 to serve the students at the new £250m city-centre Ulster University campus of 75,000 sqm and 15,000 students.

Advisory: Healthcare

Client-side advisor to the management and developers of the Guide Total Care Propco/OpCo healthcare platform to acquire their first income-producing care home in regional, UK. Guide Total Care is a new care provider offering a total care pathway for individuals with complex care needs including dementia. The acquisition was funded by a UK institutional fund who aim to work with Guide Total Care to grow the platform to c.£300m of asset value over the next 5 years.

Financial adviser to Campus Living Villages (CLV), on a series of on-campus student accommodation development projects in the US. CLV is a global leader in student accommodation with over 40,000 beds under ownership and management across Australia, NZ, UK, and the US. Atrium’s role included coordinating the objectives of all stakeholders to structure financial and commercial partnership agreements between CLV and University partners in the US.

Atrium’s role included sourcing and evaluating financing alternatives across senior debt, stretched finance, mezzanine, and co-equity, and working with the client to deliver the optimal financing strategy for the project and Silk Group.

Debt Advisory: Healthcare

Arranging the new debt facility as part of a refinancing of a portfolio of three care homes. Atrium ran a competitive process to ultimately source a Tier 1 UK debt fund to provide the new facility. The process involved the management of number of work streams encompassing valuation work from 3rd party agencies, ensuring leases remained in place with a new operator and a seamless crossover of the new loan facility to ensure the day-to-day business would not be disrupted.

Debt Advisory: Student Accommodation

Following successfully raising development funding for the first phase of the student accommodation facility, Atrium sourced a new debt facility upon completion of Phase 1 to enable the completion of Phase 2 of the development. Atrium’s knowledge of the asset, the appropriate banking market, and the objectives of the stakeholders, enabled a swift and highly efficient execution of the transaction.

Debt Advisory: London Residential

The development team appointed Atrium to source new senior and mezzanine debt opportunities for a residential development in Islington, London. Debt was provided by a top tier bank at highly competitive rates in the market. The first drawdown enabled the developers to successfully complete on the site with delivery of the scheme due to be completed within 18 months. This project was the development team’s first foray into the central London residential market.

Atrium’s role was to source financing alternatives and advise on the optimal option for the shareholders for development of Phase 1 of the complex (330-beds). Ultimately a stretched loan facility was sourced from a top tier UK debt fund to provide the development funding at competitive market rates.
